SEASIDE AT CLIFFDWELLERS



Cliffdwellers
is a planned community of individually owned residences. Its West Indian style homes are clustered in village-like settings which preserve open space and promote sociability. Eleven homes have been completed, or are currently under construction. The next phase of development is the Seaside at Cliffdwellers, Luxury Residences at the Edge of the Sea.

Seaside at Cliffdwellers Luxury Residences are sixteen condominium units, of which twelve are freestanding dwellings. Grouped around a free form, heavily landscaped pool at the edge of  the sea, the two and three bedroom homes range in size from approximately 1900 square  feet to 3650 square feet, including outdoor living space. In addition to the high quality of construction and luxury finishes and appointments which Cliffdwellers is known for, the Seaside at Cliffdwellers residences offer additional amenities which enhance their comfort and livability.

  PURCHASING A LUXURY RESIDENCE  
 


Seaside at Cliffdwellers Luxury Residences
are condominiums registered under the Condominium Act of 1976, sold as such and subject to the Declaration of Covenants, Conditions, and Restrictions for the townhouses.

Waiver of Alien Land Holding License Fee
The Alien Land Holding License fee of 10% of the purchase price has been waived by government for this project. Non-nationals, though, will still have to apply for and be granted a license to own the condominium.

Stamp Duty
The stamp duty on the sales price is fully paid for by Cliffdwellers.

Furnishings Packages
Duty-free furnishings packages will be available to townhouse owners who participate in Cliffdwellers’ rental program

Economic Citizenship Qualification
Buyers qualify for citizenship under the Economic Citizenship Program which encourages foreign investment. Contact a local attorney for further information.

Purchasing a Seaside at Cliffdwellers Luxury Residence
After a townhouse is selected, the first step is to enter into a Purchase and Sales Agreement with Cliffdwellers and - for non nationals - apply for an Alien Landholder’s License. Once the license is approved, a process which usually takes about eight weeks, progress payments are made until the townhouse is completed and a closing occurs.

RESIDENTIAL AMENITIES

Pools
The Townhouses at Cliffdwellers offer a variety of pool options. Four have private pools with infinity edges; two have lap pools. Ten, which share the large, free form pool, have private paths and sundecks leading to it, and seven of those also have plunge pools located in private courtyards.

Private Courtyards
Walled courtyards in eleven townhouses provide enchanting, private outdoor living areas for dining, sunning and, perhaps, a little gardening for those who would like to try their hand at tropical horticulture.

Air Conditioned Bedrooms
In addition to ceiling fans installed throughout the house, bedrooms will be comfortably cooled by American Standard central air conditioning, rated at
SEER 12.

Generators
Each townhouse will be equipped with a 7KVA, fully automatic, propane fueled generator for emergency use in the event of a power outage.

Reserved Parking
Each townhouse will be assigned a designated parking space, with additional parking available for residents’ guests and for restaurant patrons.



SITE AMENITIES

Restaurant
An elegant forty seat restaurant and associated lounge will be located near the entrance to the townhouse complex

Reception Building
New arrivals at the townhouses will be greeted at Cliffdwellers’ reception building, where reservations, property management, condominium administration and rental program services are handled under one roof.

Tennis Court, Tennis Pavilion and Exercise Room
A lighted tennis court as well as an exercise room offering basic aerobic and weight training equipment will be available to residents and guests of Cliffdwellers villas and townhouses on a user fee basis.

Beach Access
Stairs will connect the great lawn in front of the townhouses to the beach.

Boathouse
On a space available and user fee basis, the Cliffdwellers boathouse will accommodate kayaks or other small craft or boating equipment.

Shops
Three typical Nevisian buildings near the entrance will house boutiques and service oriented businesses.


Cisterns
