Seaside
at Cliffdwellers
SEASIDE at Cliffdwellers consists of fourteen
condominiums with the look and feel of individual homes. These
beautifully designed residences combine the charm of West Indian
architecture with contemporary amenities.
SEASIDE
has the intimacy and scale of a small village. Hip-roofed, clapboarded
shops and restaurant with traditional architectural detail flank

SEASIDE
at Cliffdwellers’ two, three and four bedroom homes range
in size from 1900 square feet to 4100 square feet of luxurious
living. SEASIDE residences offer only the finest in construction,
finishes and equipment. Among the stand-out features: custom
made louvered windows and doors; Scavolini kitchens, Grohe
plumbing fixtures, stainless steel appliances, and granite and
travertine countertops.
SEASIDE bedrooms and en suite baths are centrally air
conditioned, and ceiling fans are strategically located throughout
each house. Each home is equipped with a self-starting generator
and a cistern. Telephone, high speed internet, and cable television
connections are standard features.

Outdoor
Living
SEASIDE residences take advantage of an exceptional climate,
cooling tradewinds, and extraordinary views. They provide a variety
of ways to enjoy outdoor living in the West Indies. The Caribbean
Sea is just steps from each residence. Even closer are individual
pools for some, and a shared 80 foot long pool for others. In addition,
many homes have spa pools located in private, landscaped courtyards.
Loggias, terraces, and verandahs bring the outdoors in with views
that are both stunning and soothing to the spirit.

SEASIDE residences offer a variety of pool
options. Four have private pools with infinity
edges; two have lap pools. Eight, which
share the large, free form pool, have private paths and
sundecks leading to it, and seven of those
also have spa pools located in private courtyards.

Walled courtyards in eleven townhouses provide
enchanting, private outdoor living areas for
dining, sunning and, perhaps, a little gardening
for those who would like to try their hand at tropical
horticulture.

Conditioned Bedrooms
In addition to ceiling fans installed throughout
the house, bedrooms will be comfortably cooled by
American Standard central air conditioning,
rated at SEER 12.
Generators
Each townhouse is equipped with a fully automatic,
propane fueled generator for
emergency use in the event of a power outage.
Reserved Parking
Each townhouse has assigned a designated parking
space. Additional parking is available for
residents’ guests and for restaurant
patrons.
Cisterns
Each unit has its own cistern for irrigation and
emergency use.

A tennis court as well as an exercise room offering basic aerobic
and weight training equipment will be available to residents and guests
of Cliffdwellers villas and SEASIDE residences on a user fee basis.

Purchasing a Condominium at SEASIDE |
SEASIDE
at Cliffdwellers is registered under the Condominium Act of 1976, and
condominium owners are
subject to the recorded Declaration of Covenants,
Conditions and Restrictions and the Bylaws of the
Condominium Association. Copies of these and related
documents are available through Cliffdwellers or a real estate agent.
The Alien Landholding License Fee of 10% of the purchase price
has been WAIVED for non-nationals. However, non-nationals must
still be granted a license to own the condominium.
The Stamp Duty of 5% on the sales price is fully paid by Cliffdwellers.
SEASIDE at Cliffdwellers is approved
under the Economic Citizenship Program of St. Kitts and Nevis.
Buyers interested in applying for economic citizenship
should consult a local attorney.
